Our Client is seeking an experienced Estimator (Preconstruction) to join their growing team. This individual will play a key role in the preconstruction process, supporting project pursuits from conceptual budgeting through bid submission while collaborating closely with clients, design teams, subcontractors, and internal stakeholders.

Key Responsibilities

  • Demonstrate professionalism, teamwork, integrity, and a collaborative approach while contributing to a positive company culture.
  • Manage bid-day processes accurately and reliably.
  • Perform quantity takeoffs utilizing Bluebeam and other estimating software.
  • Utilize CAD and/or 3D modeling platforms for quantity takeoffs and constructability reviews (AutoCAD, Revit, SketchUp, Trimble, Bluebeam, etc.).
  • Assist in the RFQ/RFP process, including gathering project information and supporting proposal development and submission efforts.
  • Facilitate preconstruction scheduling activities for assigned projects.
  • Develop site-specific logistics plans during the preconstruction phase.
  • Review and analyze all available project documentation, including drawings, specifications, narratives, geotechnical reports, and other supporting materials.
  • Manage subcontractor prequalification processes and maintain trade partner relationships.
  • Distribute Invitations to Bid (ITBs) and actively engage subcontractors to maximize bid participation.
  • Develop project-specific bid packages, bid forms, and alternate pricing requests.
  • Review, analyze, and compare subcontractor and material supplier proposals.
  • Coordinate and manage subcontractor participation throughout the bidding process to ensure timely proposal submission.
  • Develop, track, and communicate value engineering opportunities and budget management strategies.
  • Prepare conceptual estimates, detailed estimates, and cost analyses throughout various stages of design.
  • Attend meetings with owners, developers, architects, consultants, subcontractors, and internal project teams during the preconstruction phase.
  • Contribute to continuous improvement initiatives by sharing lessons learned and best practices with team members.

Qualifications

  • Bachelor’s degree in Construction Management, Construction Science, Engineering, or a related field preferred.
  • 3–5+ years of estimating or preconstruction experience with a commercial general contractor.
  • Experience estimating projects within one or more of the following sectors:
    • Multifamily
    • Commercial
    • K-12 Education
    • Higher Education
    • Municipal/Government
    • Healthcare
    • Religious Facilities
  • Strong understanding of construction means, methods, and cost drivers.
  • Ability to evaluate, maintain, and document historical cost data.
  • Strong organizational skills with the ability to manage multiple projects and deadlines simultaneously.
  • Proficiency with estimating software, Bluebeam, and Microsoft Office Suite.
  • Excellent communication and relationship-building skills.
