Project Manager II – Windsor

Employment Type: Full-Time
Compensation: $130,000 – $150,000 per year
The Project Manager II will lead construction teams and coordinate efforts across preconstruction, estimating, subcontractor buyout, construction, and project closeout. Managing projects ranging from $5MM to $15MM, this role focuses on diverse markets such as healthcare, K-12 education, and municipal buildings. The ideal candidate will possess strong leadership, organizational, and problem-solving skills while maintaining a commitment to client satisfaction.

Oversee all project phases: preconstruction, permitting, construction, and closeout.

Select and buy out subcontractors by preparing scope exhibits.

Submit and track permitting and entitlement applications with building, fire, elevator, and utility jurisdictions.

Collaborate with superintendents, estimators, and project team members on scheduling, manpower, and logistics.

Establish and maintain long-term relationships with clients and subcontractors.

Lead pre-planning efforts to address all aspects of the project before mobilization.

Cultivate business relationships by engaging in business development, RFPs, and interviews.

Review and manage project budgets, costs, and financial projections to ensure profitability.

Oversee monthly pay applications and review with owners and architects.

Develop and manage effective CPM schedules with ongoing updates and delay tracking.

Manage change orders and contract document updates with owners and architects.

Chair weekly Owner/Architect/Contractor (OAC) meetings to align stakeholders and communicate project progress.

Provide mentorship and training to Project/Field Engineers.

Actively promote and support safety and quality programs.
- K-12 and Higher Education: School construction and campus redevelopments.
- Municipal Projects: Civic and community-focused buildings.
- Defense and Aerospace Facilities: Critical and secure infrastructure projects.
- Community Projects: Libraries and public facilities.
- Light Industrial: Specialized warehousing and industrial facilities.
- Education: B.S. degree in Engineering, Construction Management, or related field.
- Experience: 5–10 years of experience managing commercial construction projects up to $15MM. Preferred experience includes Healthcare, K-12, Higher Education, or general commercial construction sectors.
- Skills:
- Proficiency in Microsoft Word, Outlook, Excel, Microsoft Project, Bluebeam, and ProjectSight.
- Strong leadership, communication, and organizational skills.
- Expertise in cost forecasting, subcontractor management, and change order negotiations.
- Attributes: High level of integrity, ethics, and professionalism.
- Salary: $130,000 – $150,000 annually, based on experience and qualifications.
