The Estimator will provide technical support for the Construction and Development groups. The Estimator will report to the VP of Estimating and Preconstruction and will help maintain a relationship with Development and the project construction team. Having general construction knowledge with the ability to read construction drawings will be required.

Job Duties and Responsibilities

  • Deliver accurate quantity take-offs on all projects.
  • Assess and determine efficient site conditions by cut-fill analysis.
  • Review all due-diligence information and analyze its effect on project budgets.
  • Solicit subcontractors and vendors for pricing and ensure proper trade coverage for each scope of work.
  • Analyze trade quotes through Bid Form evaluations to secure budget control.
  • Manage job cost history and maintain upkeep of costs database.
  • Examine market-pricing trends.
  • Prepare conceptual estimates based on historic pricing derived from cost database and trends for Development and the project construction team.
  • Assist with project design of product type and analysis through conceptual plans/estimates/schedules.
  • Participate in budget reviews.
  • Maintain all Preconstruction Services reports.
  • Help PM with review of construction drawings.
  • Monitor project and revise quantity take-offs for changes to original construction drawings and scope of work.
  • Log in shop drawings and revised construction drawings.
  • Distribute revised drawings.
  • Visit job site periodically with Project Manager to observe and discuss current construction procedures.
  • Analyze subcontractor performance and update subcontractor database.

Qualifications

  • High school diploma required; college degree in Construction Management preferred
  • 3-5 years construction experience required
  • Multifamily construction experience preferred
  • 2 years estimating experience required
  • Certification in Estimating and/or Construction a plus

Knowledge and Skills

  • Experience with computer programs including Excel, Word, and OST
  • Communication skills both verbal and written
  • Highly organized and detail oriented
  • Self-motivated, proactive team player
  • Ability to meet deadlines
