Position Summary

The Pre-Construction Analyst/Estimator is a key member of the Pre-Construction team, responsible for estimating projects, preparing budgets, schedules, and permits, and ensuring a smooth transition to the Project Management team. Reporting to the Pre-Construction Manager/Senior Estimator, this role is critical in securing competitive pricing, developing strategies, and refining processes to drive company success.

Key Responsibilities

  • Estimate ground-up & tenant improvement projects.
  • Lead & coordinate pre-bid activities, ensuring timely & accurate deliverables.
  • Analyze plans, drawings, & site conditions to determine scope, labor, & materials.
  • Develop bid packages, issue RFPs & track submissions for competitive pricing.
  • Secure permits & approvals, manage scheduling, budgeting & buyout strategies.
  • Support value engineering & process improvement efforts.
  • Maintain & expand subcontractor/vendor databases for national markets.
  • Negotiate scope & pricing with subcontractors & suppliers.

Qualifications & Skills

  • 2-7 years experience in Pre-Construction, Estimating, or related roles.
  • Experience in ground-up commercial construction estimating.
  • Proficiency in Microsoft Excel, Bluebeam, ISqFt, Building Connected (Procore a plus).
  • Strong analytical, negotiation & communication skills.
  • Bachelor’s degree in Engineering, Construction Management, or related field preferred.
  • Ability to read & interpret construction plans, with a focus on cost control.
  • Must pass a drug test & background check.
