Position Overview:
The Project Estimator will be responsible for analyzing project costs, preparing estimates, and collaborating with preconstruction teams, clients, architects, engineers, subcontractors, and suppliers. Under the direction of the Preconstruction Manager, Lead Estimator, and Senior Estimator, this role will play a critical part in project acquisition, budgeting, and buyout processes.
Key Responsibilities:
Project Acquisition & Preconstruction Development
- Attend pre-proposal meetings and perform site visits to gather project insights.
- Consult with clients, architects, subcontractors, and suppliers to develop cost estimates and value engineering solutions.
- Manage document control throughout preconstruction, ensuring all records are organized and up to date.
- Prepare and distribute meeting minutes for preconstruction meetings.
Estimating & Cost Analysis
- Assist in developing conceptual, schematic design, design development, and construction document estimates.
- Perform quantity take-offs and estimate material, labor, and equipment costs.
- Analyze construction documents and specifications to assess project feasibility and cost implications.
- Identify scope gaps and fill them through self-estimating or coordination with subcontractors.
- Participate in the Pursue, Plan, & Execute (PP&E) Process, collaborating with project teams to review constructability and cost efficiencies.
- Prepare project clarifications and assumptions for assigned scopes of work.
- Assist in creating final estimates and project budgets for handoff to operations teams.
- Develop an understanding of bonding and insurance cost applications.
Subcontracting & Buyout Process
- Perform subcontractor solicitations using iSqFt or similar platforms.
- Ensure adequate bid coverage across all trade scopes while meeting project requirements.
- Update and maintain the subcontractor database and track participation.
- Review subcontractor bids for completeness and compliance with project requirements.
- Assist in buyout negotiations and transition project budgets to the operations team.
Industry Relationships & Department Advancement
- Maintain strong relationships with subcontractors, suppliers, and design teams to ensure competitive pricing.
- Mentor and train junior estimators and preconstruction engineers.
- Assist in updating and maintaining historical cost databases.
Qualifications:
- 3+ years of experience as an estimator for a commercial general contractor.
- Bachelor’s degree in Construction Science, Construction Management, Civil Engineering, Architectural Engineering, or a related field preferred.
- Proficiency in Destini Estimator, Procore, Bluebeam, On-Screen Takeoff, iSqFt, Microsoft Teams, and MS Office Suite.
- Strong understanding of construction documents, specifications, and estimating techniques.
- Excellent problem-solving, mathematical, and analytical skills.
- Ability to interpret technical documents and communicate effectively with stakeholders.
- Experience in budget trending (value engineering) and cost forecasting is a plus.
- Ability to travel when necessary.
Salary:
- The salary range for this position is $80,000 – $110,000 per year, based on experience, skills, and project location.
