Position Overview:

The Project Manager I is responsible for overseeing the successful execution of construction projects, ensuring they are completed on time, within budget, and to the highest quality standards. This role requires a strong understanding of project financials, risk management, and client relationships while collaborating with subcontractors, vendors, and internal teams.

Key Responsibilities:

Financial Management

  • Manage all financial aspects of assigned projects, ensuring accuracy in reporting and forecasting.
  • Collaborate with the accounting team for job setup and cost control.
  • Prepare and present monthly financial reports and project projections.
  • Oversee the change management process, ensuring timely execution and documentation.
  • Negotiate changes with owners and subcontractors in alignment with project schedules.
  • Approve project invoices in collaboration with superintendents.

Project Execution

  • Oversee total project construction, ensuring compliance with design, budget, and schedule.
  • Develop and update project schedules, ensuring productivity and efficiency.
  • Maintain strong relationships with owners, architects, consultants, and subcontractors.
  • Manage client interactions throughout the procurement, construction, and post-construction phases.
  • Support the preconstruction team in estimating and securing new work.
  • Ensure smooth coordination with internal self-perform divisions.

Risk Assessment

  • Review contract terms and ensure proper project administration.
  • Work with preconstruction to define risk-mitigating subcontract scopes.
  • Ensure subcontracts, insurance, and bonds are properly executed before work begins.

Safety & Compliance

  • Collaborate with superintendents to develop and implement project-specific safety plans.
  • Conduct site tours and safety inspections, enforcing company safety standards.
  • Ensure subcontractors follow established safety programs.

Employee Development

  • Support team growth through training, coaching, and performance evaluations.
  • Foster a positive, collaborative work environment.
  • Organize team-building activities and mentorship opportunities.

Qualifications:

  • Experience managing projects ranging from $5M to $50M.
  • Ability to oversee multiple projects of varying size and complexity.
  • Bachelor’s degree in Engineering, Construction Management, or a related field.
  • 7-10 years of relevant experience in construction project management.
  • Proficiency in project management software such as Procore and Bluebeam preferred.
  • Strong understanding of financial systems and reporting.
  • Excellent problem-solving, communication, and leadership skills.
