Position Overview:
The Project Manager I is responsible for overseeing the successful execution of construction projects, ensuring they are completed on time, within budget, and to the highest quality standards. This role requires a strong understanding of project financials, risk management, and client relationships while collaborating with subcontractors, vendors, and internal teams.
Key Responsibilities:
Financial Management
- Manage all financial aspects of assigned projects, ensuring accuracy in reporting and forecasting.
- Collaborate with the accounting team for job setup and cost control.
- Prepare and present monthly financial reports and project projections.
- Oversee the change management process, ensuring timely execution and documentation.
- Negotiate changes with owners and subcontractors in alignment with project schedules.
- Approve project invoices in collaboration with superintendents.
Project Execution
- Oversee total project construction, ensuring compliance with design, budget, and schedule.
- Develop and update project schedules, ensuring productivity and efficiency.
- Maintain strong relationships with owners, architects, consultants, and subcontractors.
- Manage client interactions throughout the procurement, construction, and post-construction phases.
- Support the preconstruction team in estimating and securing new work.
- Ensure smooth coordination with internal self-perform divisions.
Risk Assessment
- Review contract terms and ensure proper project administration.
- Work with preconstruction to define risk-mitigating subcontract scopes.
- Ensure subcontracts, insurance, and bonds are properly executed before work begins.
Safety & Compliance
- Collaborate with superintendents to develop and implement project-specific safety plans.
- Conduct site tours and safety inspections, enforcing company safety standards.
- Ensure subcontractors follow established safety programs.
Employee Development
- Support team growth through training, coaching, and performance evaluations.
- Foster a positive, collaborative work environment.
- Organize team-building activities and mentorship opportunities.
Qualifications:
- Experience managing projects ranging from $5M to $50M.
- Ability to oversee multiple projects of varying size and complexity.
- Bachelor’s degree in Engineering, Construction Management, or a related field.
- 7-10 years of relevant experience in construction project management.
- Proficiency in project management software such as Procore and Bluebeam preferred.
- Strong understanding of financial systems and reporting.
- Excellent problem-solving, communication, and leadership skills.
