Position Overview:

The Project Manager will be responsible for overseeing and managing all aspects of multifamily construction projects, ensuring they are completed on time, within budget, and to the highest standards of quality and safety. This role requires a strong understanding of financial management, risk assessment, client relations, and contract administration.

Key Responsibilities:

Project Oversight & Execution

  • Lead project execution, ensuring alignment with contract documents, schedules, and budgets.
  • Develop and maintain project schedules, tracking productivity, sequencing, and overall project progress.
  • Collaborate with superintendents and subcontractors to ensure high-quality project delivery.
  • Maintain strong relationships with owners, architects, consultants, and subcontractors.
  • Oversee subcontractor coordination and ensure adherence to scope, schedule, and quality expectations.
  • Assist in securing new work by participating in estimating, proposal development, and presentations.
  • Conduct regular site visits to monitor progress, address issues, and ensure adherence to contract specifications.

Financial & Risk Management

  • Oversee project financials, including cost control, forecasting, and budget management.
  • Prepare and present monthly financial reviews and project status reports.
  • Manage change orders and negotiate modifications with owners and subcontractors.
  • Ensure timely approval of pay applications and subcontractor invoices.
  • Review project contracts, subcontracts, and insurance requirements to mitigate risks.

Safety & Compliance

  • Evaluate safety risks before project start-up and collaborate with superintendents to develop a comprehensive safety plan.
  • Conduct regular site tours, safety inspections, and ensure compliance with OSHA regulations.
  • Enforce company-wide safety standards and ensure subcontractors comply with safety protocols.

Team Leadership & Development

  • Establish a responsibility matrix for project teams and support staff development.
  • Promote a positive and engaging team culture while maintaining a collaborative work environment.
  • Provide training, coaching, and mentorship to direct reports and junior project team members.
  • Conduct quarterly performance reviews and encourage career growth opportunities.

Qualifications:

  • 6+ years of experience as a Project Manager managing multifamily construction projects.
  • Experience leading projects ranging from $10M to $75M.
  • Bachelor’s degree in Construction Management, Engineering, or a related field preferred.
  • Strong background in financial management, cost control, and risk assessment.
  • Experience working with general contractors in multifamily construction.
  • Proficiency in Procore, Vista Viewpoint, ASTA Scheduling, Lean Construction, and Microsoft Suite.
  • Strong problem-solving, leadership, and communication skills.
  • OSHA 30 certification preferred.

Salary:

  • The salary range for this position is $100,000 – $140,000 per year, depending on experience, skills, and project location.
