Role Overview

The Project Manager III will lead the construction team and coordinate efforts with preconstruction, estimating, subcontractor buyout, municipal entitlements, construction, and project closeout. Projects include new commercial buildings, additions, restorations, remodels, and tenant improvements ranging in size from $15M to $50M. Market sectors include healthcare, senior living, higher education, defense/aerospace, K-12, churches, non-profits, offices, municipal, and light industrial.

Key Responsibilities
  • Oversee selection and buyout of subcontractors by defining and preparing subcontract scope exhibits.
  • Lead pre-planning efforts to ensure all project aspects are addressed prior to mobilization and throughout construction.
  • Submit and track permitting and entitlement applications to building, fire, elevator, and utility jurisdictions.
  • Establish and foster positive long-term relationships with clients and subcontractors.
  • Lead a collaborative construction process to ensure client satisfaction at all levels.
  • Participate in business development, RFPs, and interviews to cultivate new and existing relationships.
  • Collaborate with superintendents, estimators, and project teams in preconstruction efforts, scheduling, manpower, and logistics planning.
  • Review, monitor, and manage project budgets, construction costs, and financial projections.
  • Prepare, submit, and review monthly pay applications with the owner and architect.
  • Partner with superintendents to establish and manage effective CPM schedules, delay tracking, and reporting.
  • Manage changes to contract documents and negotiate change orders with owners and architects.
  • Chair weekly Owner/Architect/Contractor (OAC) meetings to manage client expectations and provide project updates.
Qualifications
  • Education: B.S. degree in Engineering, Construction Management, or equivalent education/experience.
  • Experience: 8–10 years of Commercial CM/GC experience managing large-scale projects up to $50M. Experience in higher education, K-12, healthcare, or general commercial construction preferred.
  • Technology Skills: Proficiency in Microsoft Word, Outlook, Excel, Microsoft Project, Bluebeam, and ProjectSight.
  • Traits: Integrity, ethics, leadership, organizational, communication, and interpersonal skills.
  • Professionalism: Ability to communicate effectively with internal personnel, clients, and external partners.
